Property managers
Keep your availability current, automatically
Send us your availability feed and your units stay current on Near Base Rentals automatically. It’s free.
How it works
- Email leads@nearbaserentals.com with your feed URL, the properties it covers, and a contact for questions.
- We add it and read it once a day. Each property appears on the base pages within 25 miles.
- Units that drop out of your feed are marked unavailable automatically (never deleted), so renters don’t call about homes that are gone.
Formats we read
- MITS 4.x / ILS XML, the standard feed most property management systems can send to listing sites (Property, Floorplan, ILS_Unit with rent and availability).
- JSON: an array of properties, each with name, address, city, state, zip, and units (beds, baths, rent, available date, status).
- CSV: one row per unit with columns property_id, name, address, city, state, zip, beds, baths, rent, available, status.
What renters see
Your property name, address, distance to nearby bases, bedroom range, starting rent, how many units are available, the earliest move-in date, and a link to your website, with “Updated from property’s system” and the date we last read your feed. If your property is already in our directory as unclaimed, the feed replaces that entry (we match by street address and ZIP).
Leads
Renter inquiries come to us first and we pass them to you. We don’t charge for feeds or leads during beta.
Fair housing
Every listing must be open to all qualified renters. We market to military families but never exclude anyone.
