Rent out your home when you PCS

Moving and keeping your house near a base? List it free so the next family on orders can find it. Renters reach you through the site.

List your home free

A person reviews it, usually within 1 business day; houses are checked against the county property record. We’ll email you when it’s live or if we need anything. Free. Renters never pay us either.

How it works

  1. Add the address, the rent and an email. If it applies, tick “I’m a service member / military family renting out my own home.” Your card then shows a small Owner says they’re a military family tag. It’s your word; we don’t verify military status.
  2. A person at Near Base Rentals reviews every house before it shows, usually within 1 business day. We look up the address in the county’s public property record and compare the owner name with yours. If it matches, the card gets a Verified badge. If it doesn’t, or the record isn’t online, we email you to ask for a tax bill, deed or management agreement; the house may go live in the meantime with an Unverified label.
  3. Your phone and email stay off the page. Renters send a message through the site and we email it to you.

Every listing must be open to all qualified renters under fair-housing law. Our fair-housing rules.

Property manager, or manage it yourself?

Both work. It mostly comes down to distance and how much time you’ll have once you’re at the next duty station.

Manage it yourselfHire a property manager
Showings, repairs, rentYou, usually from far away, often with a local helper you trustThe manager handles day to day
CostNo management fee; your time, calls and the odd tripA monthly fee, often plus leasing or renewal fees. Get every fee in writing.
ControlEvery decision is yoursYou approve bigger repairs; they run the rest
Good fit ifYou’re staying in the area, or someone local can step in fastYou’re moving far, deploying, or don’t want 2 a.m. calls

Questions to ask a manager before you sign:

  • What is every fee: monthly, leasing, renewal, vacancy, repair markup, and the cost to end the agreement early?
  • How do you screen renters, and how do you follow fair-housing law?
  • How often do you inspect the home, and when do I get statements and my rent?
  • Who holds the security deposit, and in what kind of account?
  • What is your state license number? Check it yourself on the state real estate commission’s website.
  • Have you rented to military families, and do you know how the military lease clause works? The military clause, explained.

Setting the rent

Many renters near a base plan around their Basic Allowance for Housing. Look up the 2026 BAH for your ZIP by rank in our BAH tool, then compare what similar places post on your base’s page. BAH is the renter’s allowance, not a rent rule; the rent is your call.

Scam safety when you’re far away

  • Watch for copies of your listing. Scammers re-post real homes at a lower rent and ask renters to wire a deposit. Search your address on the big rental sites after you move, and report any copy. What renters are told to look for.
  • Never accept an overpayment. A check for more than the rent with a request to send back the difference is a classic scam.
  • Check applicants yourself. Use a screening service you chose, and call past landlords and employers at numbers you looked up, not numbers the applicant gave you.
  • Guard the keys. Leave keys or lockbox codes only with someone you trust, and change codes after showings.
  • Ignore “we have a renter, just pay a fee” offers from companies you didn’t contact.

This page is general information, not legal or tax advice. For a lease or landlord question, your installation’s legal assistance office can help; for taxes on rental income, talk to a tax professional (Military OneSource offers free tax help to service members).
